What do I need to do to use your free rental service?
How much does the rental locator service cost?
There is no cost, to you, the tenant. My services to you are completely FREE. No hidden fees tacked on. Just FREE
Why would I need the services of a rental  agent?
You can find a lot of inventory on the Internet, but unless you are using the service of a Realtor® you will not be able to actually visit every rental listing as many require an agent/Realtor to access the property. You can also find a lot of rental scams. I am sure you think yourself pretty aware when someone is trying to pull the wool over your eyes but these people probably did also ...

I/We are interested in one of the rental properties you showed us. Now what?
My credit rating is not very good. Can I still get approved?
Don’t let credit issues stress you out, most people have a few dings on their credit and potential landlords know this. I suggest that clients who have these concerns,  submit a letter of explanation along with the credit report/application. I will walk you thru this process. A potential landlord may still be apprehensive about your application and could ask for a little more security.
Do any of the rental fees include cable, utilities, water, etc. ?
Occasionally there are rentals that will include something; it should be listed in the property details.
Are there any furnished rentals?
The Search Listings page gives you the option of searching for furnished properties.  Using this option will cut down on your results quite a bit but they are out there. I will be happy to assist you if you are having difficulty finding furnished properties via the Search feature. Simply complete and submit the Renter Inquiry Form.
I don’t really need to move for a few months, can you still help me?
I generally don’t start working with a client until about 15/30 days prior to the move. Rental property inventory changes rapidly and something you see that you like will probably not be available a few months down the road. Landlords do not like to hold rentals for any amount of time and they know the market is hot right now and they don’t need too. Feel free to browse my site to get an idea of rental rates and availability of homes. When you are ready to start viewing you will have a good idea of the market. I am always available to answer any questions in the meantime; feel free to email me or call.
I’m moving from out of state and need to move into my new home the day I arrive, can you help me?
Relocations are one of my specialties. We will talk on the phone, I will email you listings, you will pick the ones you like, I will go to the property, call you while I am there and we will do a walk thru together over the phone so I can describe everything I see, answer your questions and if need be take more pictures to send you. We will facilitate the transaction via our safe, secure and legally binding electronic document service. No more scanning, faxing, or waiting on documents to travel back and forth through the mail.
Why can I only search certain areas?
My website is designed to assist people that are looking for rentals in the areas I specialize in. I do have associates who are excellent that work other parts of the county. You are more than welcome to send me an email and I will forward your info on to them.
Are the rental rates negotiable?
When dealing with private owners the rents can sometimes be negotiated. This will all depend on how strong you are as a tenant (based on credit, past rental history, job stability). It will also depend on whether the listing has been on the market for awhile. Some landlords may be willing to negotiate to get a good tenant in ASAP. It is highly unlikely you will see a huge drop in the monthly rental rate but every little bit helps.
I have a large and/or vicious breed dog, can you still help me?
Probably not. It has become increasingly difficult to find rentals that will accept large breed dogs and those on the viscious dog list. This includes but is not limited to: Pit Bulls, Rottweilers, German Shepards, Huskies, Alaskan Malamutes, Doberman Pinschers, Chow Chows, Presa Canarios, Boxers, Dalmations, Great Danes.
I don’t have the money for first/last and security.
You have a couple options. I will look for a private owner that is only requiring first/security. There are also a lot of really great complexes in the area that only require a small security with approved credit, plus they frequently run move in specials that you may not even know about, but I do.
How do I prove my income?
The best way is to present a couple current paycheck stubs. If you use direct deposit, then a couple of bank statements will work. (I will black out private info before I submit these). We could also submit a letter from your employer on company letterhead.
First I confirm that the property is still available. I always confirm this before we view a rental property, but in this market a day can make a difference in the availability of a property. It is always best to submit an offer as soon as possible.
I check that the listing isn’t in foreclosure or pre-foreclosure. This is extremely rare when rental property is listed with a Realtor. 
I then give you the application to fill out and I write up your offer on a Florida Association of Realtors approved form.
A credit report needs to be submitted with all offers. I will explain more of this when it comes time.
You will need to submit one months rent with the application. This is standard for all rentals; it shows good faith to the prospective landlord. The funds are deposited into our broker's account until such time as the rental process is completed. This way, if for some reason you are denied, you get the money right back, absolutely no waiting (as long as your funds have cleared our account).
We usually will have an answer on your application within 24/48 hours.
